The latest residential property sales figures published by Spain’s central statistics unit show that the number of transactions registered in September 2016 was 13.2% higher than last year. Reaching a total of 31,931 transactions, the figure maintains a recovery which began two and a half years ago as demand in Spanish property returned to the market following the significant slump which began in late 2007.<\/p>\n
The running 12-monthly sales total has almost returned to 400,000, with year-on-year increases in 28 of the last 30 months. While the monthly figures in themselves can often be unrepresentative, the solidity of the upward trend in sales is underlined by the data relating to longer periods of time. The cumulative total after nine months of 2016 now stands at just over 311,000, representing an increase of 14.6% in comparison to last year. The running 12-monthly total has risen by 13.2% since September 2015 to 395,000, the highest it has been since July 2011.<\/p>\n
Again, the figures reveal the discrepancies that exist in the Spanish property market from region to region. During September, sales figures fell in three of Spain’s 17 regions, namely Murcia (-15.9%), La Rioja (-6.2%) and the Basque Country (-2.2%), though these downturns were outweighed by increases of over 205 in Madrid, Catalunya, Cantabria and the Balearic Islands.<\/p>\n
Once again, the busiest regional markets in terms of sales per 100,000 inhabitants were registered in the Comunidad Valenciana, the Balearics, Madrid, Andaluc\u00eda and Catalunya, with a national average of 95 sales per 100,000 inhabitants of buying age.<\/p>\n
