What these figures are

  • Asking prices, not sale prices. They are the prices sellers ask for the homes and plots for sale on domusvenari.com, which lists most of the Costa del Sol's market. A sale often closes below its asking price.
  • Medians. The median is the middle price: half the listings ask more, half less, so a few very large villas do not pull it up as they would an average. The "middle half" runs from the 25th to the 75th percentile.
  • Price per m² is the asking price over the built area, for homes only (no plots or business premises).
  • New developments are counted on their own: a development lists one starting price for a whole project, so it is left out of the price figures.
  • A snapshot. The figures are of 27 October 2026 and are refreshed every few months. An area is shown with 20 or more listings, and a median with 10 or more prices.
