What these figures are
- Asking prices, not sale prices. They are the prices sellers ask for the homes and plots for sale on domusvenari.com, which lists most of the Costa del Sol's market. A sale often closes below its asking price.
- Medians. The median is the middle price: half the listings ask more, half less, so a few very large villas do not pull it up as they would an average. The "middle half" runs from the 25th to the 75th percentile.
- Price per m² is the asking price over the built area, for homes only (no plots or business premises).
- New developments are counted on their own: a development lists one starting price for a whole project, so it is left out of the price figures.
- A snapshot. The figures are of 27 October 2026 and are refreshed every few months. An area is shown with 20 or more listings, and a median with 10 or more prices.

- By asking price per square metre, Marbella: a median of €6,050 a m², against €5,060 for the coast as a whole. The lowest of the areas we list is Inland (Alhaurín, Istán), at €2,730 a m².
- Where are the most properties for sale?
- Marbella, with 2,525 of the 8,001 listings, at a median asking price of €975,000.
- How many new developments are for sale on the Costa del Sol?
- 311 new developments were on sale on 27 October 2026, with a median starting price of €625,000. Their prices are for whole projects, so they are counted apart from the price figures above.
